Job Overview
The Maintenance Technician III represents UDP and therefore should embody UDP ethics by being passionate, energetic, enthusiastic, self-directed, with a professional appearance and presentation. The Maintenance Technician III core purpose is to maintain our properties in excellent condition, achieve a high level of customer satisfaction and breathe life into the properties themselves. The Maintenance Technician III is responsible for scheduled and unscheduled property maintenance and operating systems, ensuring both curb-appeal and a quality living environment for all residents and guests. The position also requires oversight, supervision and scheduling of all company vendors.
Responsibilities and Duties
- Completion of all scheduled and unscheduled property maintenance functions that may include, but are not limited to: preventative maintenance, filter changes, HVAC repairs, light bulb changes, caulking, painting, minor plumbing maintenance on existing systems, and minor electrical maintenance as allowed without a license within state law requirements.
- Maintain the overall appearance of the interior and exterior of the property (including amenity spaces, common areas, and their equipment) by keeping it free of trash and debris at all times and properly landscaped, and painted.
- Timely completion of all service requests, work orders, repairs and improvements of all commercial and retail spaces, common areas, and residential units, as outlined in performance goals.
- Ensures vacant residential, office and retail spaces are market-ready, as outlined in performance goals. This work may include light demo, patching and painting, carpentry, locks and key, carpet cleaning and janitorial, and more.
- Routine preventative maintenance, inspections, and repairs throughout the life of the building.
- Ongoing communication with team and residents to convey status and completion of service request, work orders and repairs.
- Maintain equipment rooms for safety and cleanliness, ensuring inventory is stocked and controlled (i.e. lamps, filters, fixtures, janitorial supplies, etc.)
- Maintain a professional, courteous and customer-service oriented attitude when dealing with owners, residents, guests, co-workers and the general public, at all times, on or off the property.
- Maintain a thorough knowledge of all building systems in order to perform on-call emergency service as required.
- Scheduling of vendors for unit and common area work.
- Oversight of vendors for unit and common area work.
- Emergency on call rotation as needed.
- Other duties as assigned by management, ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
Knowledge, Skills and Abilities:
- Customer focus – dedication to meeting the expectations, needs and requirements of internal and external customers, successfully gaining their trust and respect. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
- Ability to appraise damage and determine the ability to handle situations autonomously and/or determine the need to hire outside contractors. A sound knowledge of fair market pricing for outside vendors and an ability to negotiate better terms for the property’s benefit.
- Basic knowledge of electrical, plumbing and mechanical systems including air conditioning.
- Ability to read and interpret building blue prints, as well as safety rules, operating and maintenance instructions and procedure manuals.
- Strong planning and organization skills, successfully scoping out required time to achieve objectives and goals, then managing to successful completion of identified objectives.
- Ability to complete scheduled routine tasks quickly and efficiently, without supervision.
- Familiar with the safe use of maintenance tools and safety with mechanical systems.
- Strong verbal and written communications skills (in English), allowing for clear and succinct communication in a variety of settings (phone, in-person and email), and with people of various backgrounds and levels, both internally and externally.
- Ability to work outside of regular business hours, including weekends, responding to emergency calls, as required.
- Ability (with or without accommodations) to climb ramps/stairs, stand/walk, reach at/below shoulder level and overhead, perform tasks with both fine and gross manipulation, and lift/carry 50 pounds.
- Personal transportation, with the ability to travel between job sites, carrying tools and light inventory in a safe and timely manner.
- Knowledge of Yardi or similar management software system for tracking work orders, and vacant unit make ready dates. Experience with Google Suite, Dropbox, Microsoft Office a plus.
Qualifications
- A high school diploma or equivalent is required for this position. Trade school is a plus.
- Minimum of three (3) years of general maintenance experience (i.e., plumbing, electrical, flooring, painting, HVAC etc.).
- Valid driver license and transportation.
- Experience with both residential and commercial maintenance is preferred.
- EPA 608 certification or willing to obtain one within 6 months.
